Weekly Recap

🎙 This week we're diving into what it actually looks like to work like an AI-fluent agent. Jayson Flory from Turn the Key Real Estate walks through his playbook for using buyer personas and AI to market listings faster and smarter. Then next week, Tom Flanagan from RE/MAX joins us to explore how agents stay human while embracing AI as infrastructure. But here's the real move: on July 31st, I'm hosting a webinar called "Day in the Life of an AI-Fluent Agent." We're going deep into workflows, daily habits, and the exact tools agents are using right now to close more deals. You should be there. This week's news backs up why.

Take a few minutes to sharpen your edge. Let’s get into it.

UPCOMING EPISODES

EP 133: How to Embrace AI Without Losing Your Humanity

In my next episode, Tom Flanagan, Chief Digital Information Officer at RE/MAX Holdings joins the show, to explore how one can embrace AI while preserving the relationships that have always been at the heart of the business. Drawing on his experience leading technology, data, and AI strategy for one of the world’s largest real estate organizations, Tom shares practical insights into AI adoption, trust, workflow automation, and the growing role of citizen developers.

We discuss why AI should be viewed as a tool that amplifies human expertise rather than replacing it, how brokerages can build a culture of responsible innovation, and why automation should free agents to spend more time serving clients.

This episode drops on Wednesday, July 29th.

AI News You Should Know

Claude Adds Voice Mode to Opus and Sonnet — Anthropic rolled out voice conversations to Claude's more powerful models this month. Opus and Sonnet now support hands-free voice mode, meaning you can think through deal structures, client scenarios, or CRM workflows without typing. The key difference: these models pause to think before responding, which matters when you're working through something complex. Voice mode also now reaches your connected tools like Gmail and Slack, turning Claude into a more integrated thinking partner.

Two-Thirds of Buyers Now Use AI Search First — A new Q1 2026 survey of 4,180 home buyers found that 67 percent use ChatGPT, Claude, Perplexity, Gemini, or Google's AI tools as their primary research method before contacting an agent. That's a jump from just 17 percent only 18 months ago. The implication is direct: if your website and content aren't optimized to be cited by AI systems, your future clients are already researching you without you. This is why Jayson's buyer persona approach works—you need to be findable and recommendable in AI conversations, not just Google search.

Zillow Pro Goes Nationwide with Real-Time Buyer Signals — After an eight-month pilot, Zillow rolled out Zillow Pro to all markets this month. The suite bundles Follow Up Boss (CRM), My Agent, and Agent Profiles, then supercharges them with exclusive Zillow search data. Agents get real-time signals about who's searching their neighborhoods, a new AI tool called "Likely to List" that flags properties ready to sell, and prioritized leads based on search activity. Preferred agents get it free through 2026.

ChatGPT Retires GPT-4.5, Rolls Out GPT-5.6 in Three Tiers — OpenAI discontinued GPT-4.5 as of June 26, with existing chats migrating to GPT-5.5. New conversations default to GPT-5.6, which comes in three tiers: Luna (most capable, $5 per 1M tokens), Terra (balanced, $2.50 per 1M tokens), and Sol (fastest, $1 per 1M tokens). If you're a heavy ChatGPT user for listing copy or market research, Terra offers good balance without the cost of Luna.

Get AI Smart

If your goal is to become an AI-fluent agent, I invite you to join me this Friday, July 31st Quick Win Collective series hosted by Jimmy Burgess. We'll walk through real workflows, show you the daily habits that separate power users from everyone else, and break down the tools and prompts that actually move the needle. This isn't theory, it's what agents are doing right now to get ahead.

Agent Playbooks:

  • Claude Design Playbook: Five plays any agent, team leader, or broker can run this week. No theory. No demos. Just what to build and the prompts to start with.

  • ChatGPT to Claude Conversion Guide: For anyone wanting to transition from ChatGPT to Claude without losing anything, this guide gives you the step by step process. Don’t skip Step 1, you will thank me later.

Always be curious,
