Weekly Recap

🎙 AI is moving from something real estate agents experiment with to something brokers are building entire operational systems around. This week, Eric Bramlett, broker and owner of a 150-agent firm in Austin, joins me to share exactly how he is doing that: cutting busywork, improving client communication, and rewiring his team's workflows with AI at the center. Next week, Claudia Stallings and Howard Ouellette of Wallace Real Estate break down how they built a Buyer Migration Report using AI and trusted data to help real estate agents win more listings. Plus, Perplexity just became an always-on agent living on your Mac, and ChatGPT's latest shopping upgrade is a signal every agent should pay attention to.

Take a few minutes to sharpen your edge. Let’s get into it.

EP 121: How Agents Use AI to Find the Right Buyers and Win Listings

In my next episode, my guests are Claudia Stallings, COO of Wallace Real Estate, and Howard Ouellette, Director of Communications. They break down how they built a Buyer Migration Report using AI and trusted data sources to help agents market listings with greater precision and win more business.

They share how combining AI with human insight leads to better decisions, how to avoid common pitfalls when relying on AI outputs, and how agents can use this approach to stand out in listing presentations and target the right buyers more effectively.

This episode drops on May 6th.

AI News You Should Know

Perplexity's Personal Computer platform landed significant enterprise updates this week, including Microsoft Teams support, a native Excel integration in beta, and a repeatable workflows feature, while Apple's CFO called it out on the Q2 earnings call as an example of developers choosing Mac for enterprise AI work. The platform runs 24/7 on a Mac mini, working across local files, apps, and the web to complete multi-step tasks without manual app switching. For real estate agents, that means setting up a repeatable workflow for lead research, email drafting, or market prep and letting it run while you're in the field.

OpenAI rolled out a meaningful upgrade to shopping in ChatGPT this week, adding richer results, conversational browsing, image-based search, and side-by-side comparisons across all users. While the update targets consumer products, the behavior it reinforces matters for real estate agents: buyers are increasingly researching and comparing inside ChatGPT before they ever open a browser tab or call an agent. Being present in that discovery layer is becoming as important as showing up in Google.

Get AI Smart

Codex is a desktop app from OpenAI that works like a digital project helper for anything involving software, data, or documents. It lets you describe what you want in plain language, then quietly handles the technical steps and shows the results in a single, simple window. Compared with Anthropic’s Claude, which feels more like a powerful chatbot in your browser, Codex is more of a control panel where you can see tasks running, review changes before they go live, and reuse helpful automations. Riley Brown does a great job in the video below!

Agent Playbooks:

  • Claude Design Playbook: Five plays any agent, team leader, or broker can run this week. No theory. No demos. Just what to build and the prompts to start with.

  • ChatGPT to Claude Conversion Guide: For anyone wanting to transition from ChatGPT to Claude without losing anything, this guide gives you the step by step process. Don’t skip Step 1, you will thank me later.

Always be curious,
