Amy shares how her team shifted from a traditional transaction-focused approach to a lifetime client model built around serving clients before, during, and forever. By combining strong systems, automation, and a clear service strategy, her team now generates roughly 90 percent of its business from repeat and referrals.

AI News You Should Know
OpenAI's free ChatGPT just got a major upgrade. GPT-5.5 Instant rolled out on May 5 as the new default model for all ChatGPT users, replacing GPT-5.3 Instant. The update cuts hallucinated claims by over 50% on high-stakes prompts and reduces inaccurate responses by 37% on conversations users had flagged for errors. For real estate agents using ChatGPT to draft listing descriptions, answer client questions, or research market data, that accuracy jump matters. Paid users also get a new personalization feature that pulls context from past chats, uploaded files, and connected Gmail to tailor responses.
OpenAI opened a self-serve ad platform for ChatGPT. Any U.S. business can now buy ads inside ChatGPT through a new Ads Manager with cost-per-click bidding. Ads appear as small cards at the bottom of responses on the free tier only (paid subscribers won't see them). For agents and brokerages, this is a signal worth watching. ChatGPT is where more consumers are starting their home search questions, and being visible in those conversations is a new kind of lead generation. Even if you don't advertise today, the fact that AI chat is now an ad channel tells you where attention is moving.
An Oxford study found that making AI "kinder" increased wrong answers by 60%. Researchers fine-tuned several large language models to use warmer, more empathetic language while explicitly instructing them to preserve factual accuracy. The accuracy didn't survive. For real estate agents who rely on ChatGPT or Claude for CMAs, market stats, or client-facing content, the takeaway is clear: always verify the facts AI gives you, especially when the tone feels polished and confident. A warm-sounding answer is not the same as a correct one.
