Homes.com launches conversational AI search — CoStar rolled out Homes AI on Homes.com, letting buyers search by voice or text in plain language instead of clicking through filters. CoStar confirmed that all buyer inquiries go directly to the listing agent. Conversational search is now live on a major portal — not a coming attraction.

OpenAI launched GPT-5.4 on March 5, calling it their most capable model for professional work. It combines reasoning, coding, and the ability to autonomously operate computers and apps in a single model. For agents using ChatGPT Plus, Team, or Pro, GPT-5.4 Thinking is available now and replaces GPT-5.2 Thinking.

GEO is becoming the new visibility game for agents — Showing up in ChatGPT, Gemini, and Perplexity results is now as important as ranking on Google — and agents who own a clear local niche are better positioned to be cited. The agents who get specific about their market and specialty are the ones AI tools will recommend. You can use the two custom GPT’s (Bio Visibility Optimizer and AI Answer Builder) to increase your likelihood of being recommended. The results are noticeably better if you have the paid ChatGPT account due to the improvement of the models being offered in the paid accounts.

There has been a lot of conversations of the challenge to transition from one model to another due to the training and instructions one has given their current model. Here is a step-by-step guide I built for anyone wanting to transition from ChatGPT to Claude (as an example) without losing anything. Don’t skip Step 1 and you will thank me later.
